Investor Update 2/25/13

We have accomplished a fair amount over the past month or so, and expect to be complete with the first phase of the building renovation by the end of March.  The roof is now 100% complete, and wood and trim of the building have been repainted, giving it a totally new and fresh look.  The operable windows will start to be installed in the next several weeks.

The new walkway on the East side of the building has been poured, and the lathing for the smooth coat plaster is ready for inspection.

The demolition work is complete in the lobby, including saw cutting the floors for the plumbing for the wetbar, and squaring off the skylight above.  The railings on the 2nd floor will start to go in this week.

The fountains have been poured in the two atriums, and the new drainage is being installed.  We hope to pour the concrete decking this week, and then the wood decking will be installed.  The newly landscaped atriums will be an attractive feature for the building, and many seating options will be provided.

We have also decided to do a "Spec Suite"-- like a model home for businesses, so prospective tenants can see how Creative Office space looks and feels.  We have completed our architectural and engineering plans, and are awaiting our building permit (which we should receive in the next several weeks).  The layout is very flexible, so it could work for a number of tenants.  The Spec Suite will have an entry directly off the parking lot, with a walled in patio area.

We are completing the wall now-- it will have the same smooth plaster finish.

After demolition, the interior of the Spec Suite shows that the building has the bones so it can be converted to Creative Office space: high ceilings and abundant natural light.  (There are still a few conduits to be removed to clean up the ceiling).  Imagine the polished concrete floors, open floor plan centered around a kitchen area, pendant lighting fixtures.  The Spec Suite will be a real selling feature for the building.

We are planning a Broker Open House at the end of April, when both the Phase I of the Building Renovation and the Spec Suite will be complete.  In the meantime, we are targeting larger tenants in the area, to get them ready to tour the building when it shows well.  All of the existing tenants are current on their rent, and we have a proposal out to one tenant to renew on a short-term basis for additional revenue during construction.
